Who Can Apply for a Washington State License?
It’s important to be aware of the requirements for getting your broker’s license within the state of Washington and to make sure you comply with laws and regulations specific to your state. - Applicant must be at least 18 years of age
- Applicant must have a high school diploma, GED, or equivalent

Step-by-Step Path to Obtaining a Washington State License
The following seven steps must be completed in order to become a real estate salesperson in Washington. Once you complete these steps, the Washington Real Estate Department of Licensing (DOL) will issue you a broker’s license, allowing you to engage in real estate activity under the guidance of a managing real estate broker. Here’s how to become a real estate salesperson in Washington:
STEP ONE: Within two years before you apply to take the broker’s exam, you’ll be required to take 90 hours of education courses--60 dealing with real estate fundamentals and 30 dealing with real estate practices. To do this, you’ll need to find a real estate school in Washington. STEP TWO: Before completing your educational courses, you’ll want to register as a student with Applied Measurements Professionals (AMP) so that your real estate course credits can be submitted to them upon completion. To do this, go to their website and click on the Portals tab at the top of the page. Click on Washington Student User and follow the instructions given.
STEP THREE: Once your completed coursework has been accepted and recorded with AMP, you’re ready to schedule a time to take the broker’s exam. To do so, click on Schedule/Reschedule Examination at this website.
STEP FOUR: Preparing for the exam is one of the most critical steps you’ll take, so you’ll want to dedicate yourself to knowing all there is to know before showing up for your exam. - You’ll need to present two forms of valid ID, one with a current photograph
- The cost of the exam is $138.25
- The exam consists of 100 national and 30 state-specific questions
- You will be given 3 ½ hours to complete the exam
- You may use a basic calculator

STEP SIX: Once you pass the exam, you’ll be required to submit to a background check and will be fingerprinted. You can learn more about this process here. Receiving clearance on your background check is one way to prove that you are trustworthy and competent as a real estate candidate. This step will be required every six years so long as you are actively practicing real estate in the state of Washington.
STEP SEVEN: The final step before receiving your license is to login to this website and click on Apply for a New License. It will cost $146.25 to pay for your license. You’ll receive an email once your license has been approved, but will remain inactive until you are sent an online request to join a specific firm. At this point, you’ll be issued an active real estate broker’s license. Congratulations!

Required Continuing Education to Keep an Active Broker’s License
Maintaining a current license is imperative. A broker’s license in the state of Washington is good for two years. The requirements for renewing your license after your first two years involves taking another 60 hours of real estate curriculum courses, 30 of which will be in Advanced Practice with the other 30 in Real Estate Law. A mandatory 3 hour Core Real Estate Course is included in those 60 hours.

If You are Licensed in Another State
It may be that you’re already a licensed real estate broker who has been practicing in another state. If that’s the case, you’ll want to request the broker’s exam by submitting a certified licensed history from your former state’s real estate commission.
