New Mexico Real Estate License Requirements

Licensing Board/Commission: New Mexico Regulations & Licensing Department - Boards and Commissions

New Mexico Real Estate Education Requirements:

  • New Mexic associate real estate broker license: 90 hours
  • New Mexico qualifying real estate broker license: 30 hours

New Mexico State Reciprocity:

Real estate commissions and boards across the country are adopting policies for a real estate agent in one state to more easily become licensed in another state.

New Mexico currently has such agreements with only three other states: Georgia, Louisiana and Massachusetts.

License applicants currently licensed by a state or jurisdiction with which the New Mexico Real Estate Commission has a written recognition agreement are not required to take any of the prescribed prelicense courses or take either portion of the broker's examination to be eligible to apply for a New Mexico broker's license.

New Mexico Real Estate Continuing Education (CE) and License Renewal Requirements:

  • Brokers in New Mexico must renew their real estate license every three years from the date the Commission issued their license
  • Brokers must take 30 hours of real estate CE classes, including 8 hours of mandatory topics
  • The New Mexico 8-hour core course and the 6-hour qualifying broker refresher course cannot be taken online
  • Of the 22 elective CE hours that can be completed online, a maximum of 10 credit hours may be credited toward the CE requirement from approved training category courses 
  • At least 12 hours must be taken from approved education category courses; however, all 22 credit hours may be taken from the list of Commission-approved education category courses

New Mexico Appraisal License Requirements

The information contained below is designed to provide a summary of the minimum education, experience, and examination requirements established by the New Mexico Regulations & Licensing Department - Board of Real Estate Appraisers. The information provided below can be found on the Board’s website. However, we recommend you contact the Board for more detailed information and for any changes which may have occurred.

New Mexico Appraisal Licensure Levels:

  • Apprentice
  • Licensed Real Estate Appraiser
  • Certified Residential Real Estate Appraiser
  • Certified General Real Estate Appraiser

New Mexicao Appraisal Licensure Requirements:

  • Must be at least 18 years of age
  • Must have a high school diploma or its equivalent
  • Possess good character
  • Must meet the educational requirement for the applying level of licensure
  • Must meet the experience requirement for the applying level of licensure
  • For Certified Residential level: A minimum of an Associate’s Degree OR 21 college semester hours in specific subject matters is also required
  • For Certified General level: A minimum of a Bachelor’s Degree OR 30 college semester hours in specific subject matters is also required
  • Satisfactory completion of the state examination
  • Submit application, required documents, and associated fees

New Mexico Appraisal Education Requirements:

  • 75 hours for the Apprentice which consist of the following courses: Basic Appraisal Principles (30 hours), Basic Appraisal Procedures (30 hours), 15 Hour National USPAP Course or its equivalent (15 hours)
  • 150 hours for the Licensed Real Estate Appraiser which include the same hour requirement as the Apprentice Appraiser level AND: Residential Market Analysis and Highest and Best Use (15 hours), Residential Appraiser Site Valuation and Cost Approach (15 hours), Residential Report Writing and Case Studies (15 Hours), Residential Sales Comparison and Income Approach (30 hours)
  • 200 Hours for the Certified Residential Real Estate Appraiser which consist of the same 150 hours of Licensed Real Estate Appraiser education AND: Statistics, Modeling and Finance (15 hours), Advanced Residential Application and Case Studies (15 hours), Appraisal Subject Matter Electives (20 hours)
  • 300 hours for the Certified General Real Estate Appraiser which includes the same 200 hours for the Certified Residential Real Estate Appraiser education AND: Income Property Appraisal (60 hours), General Appraiser Report Writing and Case Studies (10 hours), General Appraiser Market Analysis and Highest and Best Use (15 hours)

Experience Requirements:

  • Apprentice – No experience required
  • Licensed Real Estate Appraiser – 2000 hours in no less than 12 months
  • Certified Residential Real Estate Appraiser – 2500 hours in no less than 24 months
  • Certified General Real Estate Appraiser – 3000 hours in no less than 30 months with at least 1500 hours of experience in nonresidential appraisals

New Mexico Continuing Education Requirements:

  • All license expire on April 30th two years after the original license was issued 
  • Appraisers must complete 32 hours of continuing education within the two year cycle
  • 7 hours must cover the USPAP Update course or its equivalent 
  • 4 hour must cover the Board approved Renewal Update course
  • Only 14 hours may be obtained via distance education

New Mexico Home Inspection Requirements

Requirements to Become a Home Inspector: Effective January 1, 2020, home inspectors in New Mexico must be licensed.  The New Mexico Regulation & Licensing Department is still in the process of creating a board and writing rules.  Please check back for updated information for new licensees.
