Becoming a licensed mortgage loan originator (MLO) typically costs $800–$1,200+, depending on your state's application fees and which pre-licensing course package you choose. Roughly $490–$600 of that is fixed licensing costs (exam, background check, credit report, state application), and the rest is your required 20-hour pre-licensing education.

Here's exactly where that money goes.

Pre-Licensing Education Cost

Every state requires 20 hours of NMLS-approved pre-licensing education before you can sit for the exam: 3 hours of federal law, 3 hours of ethics, 2 hours of non-traditional mortgage lending, and 12 hours of electives.

Course pricing varies by provider and package. OnCourse Learning's 20-hour SAFE packages run:

Some states layer on additional state-specific education requirements beyond the 20-hour national course, which can add to total costs — check your state's specific requirements before enrolling.

SAFE MLO Exam Cost — $110

Once pre-licensing education is complete, you'll schedule the National Test Component with Uniform State Content through your NMLS account.

  • 120 questions (115 scored)

  • 190 minutes

  • Cost: $110

The exam covers federal mortgage law and ethics, MLO activities, general mortgage knowledge, and the Uniform State Content (UST) module covering state-specific regulatory authority, definitions, and compliance.

NMLS Registration & Background Check Costs — $81.25

Beyond the exam, the SAFE Mortgage Licensing Act requires every candidate to complete a background and credit check, processed through your NMLS account:

  • NMLS processing fee: $30

  • FBI criminal background check: $36.25

  • Credit report: $15

You'll also need to create a Fieldprint account to schedule your fingerprinting appointment as part of this step.

State License Application Fee — Beginning at $300 (Varies by State)

This is the line item with the widest range, because each state regulator sets its own fee independently. Application fees beginning at $300 are common, but total state/NMLS filing costs can run anywhere from roughly $225 in lower-cost states up to $800+ in higher-cost states like California and New York.

Because these fees change and vary by jurisdiction, confirm your exact state fee on the NMLS State Licensing Resource Center before applying — this is also where you'll find any state-specific pre-licensing hour requirements.

Total Estimated Cost

Putting it together, most candidates should budget:

  • $490–$600+ for exam, background check, credit report, and application fees alone

  • $800–$1,200+ once you include a 20-hour pre-licensing course

Where you land in that range depends mainly on two variables: which course package you choose, and which state you're licensing in.

Ongoing Costs After You're Licensed

Getting licensed isn't a one-time cost. To keep your MLO license active, plan for:

  • Annual license renewal fees: set by your state, typically due each fall through NMLS

  • 8 hours of continuing education per year: required annually to maintain licensure; pricing is lower than pre-licensing courses and costs vary by provider and course format

Many employers cover some or all of these ongoing costs once you're hired, it is worth asking about during the interview process.

Frequently Asked Questions

Do employers cover MLO licensing costs?

Some employers reimburse licensing and education costs for new hires, especially larger mortgage companies and banks, but this isn't universal. Ask about a company's education reimbursement policy before or during the interview process.

How much does MLO continuing education cost per year?

Licensed MLOs must complete 8 hours of NMLS-approved continuing education annually. Pricing varies by provider, but is typically lower than the initial 20-hour pre-licensing course cost.

Is there a cheaper path to becoming an MLO?

The core regulatory costs (exam, background check, credit report, application fee) are fixed regardless of provider. The main cost you can control is your pre-licensing course package — a self-paced Standard package is typically the lowest-cost path, while add-ons like tutoring and pass guarantees increase the price.

Why does the state application fee vary so much?

Each state sets its own MLO licensing and application fees independently, and some states have additional state-specific education or testing requirements that add cost. Always confirm current fees for your specific state through NMLS before applying.
